A 5 acre greenbelt site on the edge of Walsall secured by Option agreement with the land owner and where planning was obtained against officer recommendation for a 58 Bed specialist dementia care home. This was then sold onto the Restful Homes group who have developed the site out

An 8 acre former Nursery site outside of the settlement boundary secured by Option for the access and promotion agreement on the remainder of the nursery site. Whilst the Local Authority could demonstrate in excess of 8 years land supply, we negotiated an outline consent for up to 55 units. The site was not without its constraints, including having to relocate a badger site. This site was sold on to Galliers homes who pursued the reserved matters and are now selling on site successfully.

A 4 acre greenfield site on the edge of a large North Warwickshire village. Part of a much larger allocation, we were able to get outline consent for 31 dwellings early before adoption of the local plan.
The site was again not without technical constraints including near surface coal deposits and some old former workings. These issues were resolved and the site marketed and sold to Developer Owl Homes who are currently on site and selling successfully.

A five acre Greenbelt site on which we have an option to purchase and are promoting through the local plan. A planning application is shortly to be submitted to introduce new build on part of the site to demonstrate deliverability ahead of the local plan review.

How we work
We work with landowners to optimise the value of their land at no cost or risk to them.
We enter into commercial agreements including joint ventures with landowners.
- We will obtain planning permission for a scheme that optimises the land value after carrying out thorough market research and analysis.
- We will negotiate the S106/CIL contributions to ensure it increases profitability and value.
- We will sell the site at its new market value or joint venture with the landowner and share the profits.
