As this 8 acre greenbelt has had a planning refusal by previous developers for an over developed scheme. This prudent move will demonstrate to the council our special circumstances as to why our planning should be approved.

We negotiated an outline consent for up to 55 units.

Proven track record - development

Boscombe, Dorset

This site was a former derelict HMO in a conservation area and was acquired with planning in place.

Planning was re-worked to achieve a better mix, layout and GDV and we then converted the site to achieve 12 stunning one bed and studio flats.

Poole, Dorset

The commercial element of this larger residential scheme (150+ apartments) was acquired from a national developer. They had already achieved planning permission to convert it from commercial to 19 flats and were keen to release some funds for other projects. We amended the planning to achieve a better mix of units to increase the GDV. It is currently under construction.

On track for £1m profit in 2024.
